The duplex in Hong Kong’s Mid‑Levels reclaimed its original 5.8‑metre ceiling, creating a brighter, more spacious living area. The renovation combined structural work with energy‑efficient upgrades.

Original layout and the need for change

Built in the 1970s, the two‑storey unit had been subdivided over the decades, with a lowered ceiling that trapped heat and limited natural light. The owners, seeking a contemporary feel, commissioned a renovation to restore the original volume while improving performance.

The existing floor plan comprised a modest living room, kitchen and two bedrooms on the lower level, and a master suite above. The lowered ceiling, reportedly reduced to around 2.5 metres, constrained the sense of openness and contributed to higher cooling loads.

Structural and energy upgrades

Architectural firm RHK Design oversaw the removal of the false ceiling and the reinstatement of the original 5.8‑metre height. Reinforced steel joists were installed to meet current building codes and to support the larger span without compromising structural integrity.

The renovation introduced high‑performance double‑glazed windows on three façades, increasing daylight penetration while reducing solar gain. Insulation was added to the roof deck and external walls, achieving a U‑value of 0.25 W/m²K, as reported by the contractor.

A new VRV (Variable Refrigerant Volume) air‑conditioning system replaced the outdated split units, offering zonal control and up to 30 % lower energy consumption, according to the installer’s specifications.

Cosmetic enhancements and finishing touches

With the ceiling restored, the interior was refreshed with a neutral palette of light timber flooring, matte white walls and concealed lighting strips that accentuate the height. A custom marble island was added to the kitchen, and the master suite received a walk‑in wardrobe built from reclaimed teak.

While these finishes are largely aesthetic, they reinforce the perception of space and align with the owners’ desire for a luxury yet timeless aesthetic.

Timeline, cost and project management

The renovation spanned ten months, from demolition in February 2026 to handover in December 2026. The structural work required temporary relocation of the occupants for three months while the ceiling and supporting framework were rebuilt.

The total reported cost was HK$12 million (approximately €1.4 million), with structural and systems upgrades accounting for roughly 60 % of the budget and finishes the remaining 40 %.

Renovation lessons
  • Restore original ceiling heights where possible to improve natural light and resale appeal.
  • Invest in high‑performance glazing and insulation to offset the cooling load of larger volumes.
  • Use modular steel joists for structural reinforcement without extensive demolition.
  • Select finishes that complement height, such as light timber and concealed lighting.
  • Plan for phased occupation to minimise disruption during major structural work.
Implications for Hong Kong’s high‑density market

The project illustrates that even in Hong Kong’s compact property market, restoring original spatial dimensions can add measurable value. A higher ceiling not only enhances livability but also positions the unit competitively among premium duplexes, where buyers often pay a premium for light and volume. Comparable listings in Mid‑Levels with restored ceilings command 10‑15 % higher asking prices than similarly sized units with lowered ceilings, according to recent market data from Centaline. Investors should therefore weigh the upfront cost of structural upgrades against the potential uplift in resale value and rental yields.
