Type the address, choose the property type and enter the living area; the calculator looks up the current price per square metre for that exact postcode, town or district and multiplies it by the size of the home. Each detail you add — condition, finish standard, floor, view, terrace, parking, pool or concierge — adjusts the figure the way a professional valuer would.
Unlike a generic house price calculator, the estimate is built from 126,258 local price points across 52,597 locations in 65 countries, sourced from national statistics offices, land registries, the main property portals and valuation institutes, and refreshed regularly (latest update October 2026). The result shows the likely price range, the price per m² of your property against the local median, and a full breakdown of how the value was calculated.
What drives the value of a property
- Location and micro-location. The postcode, the street, distance to the lake, sea, centre or transport. The same flat can be worth twice as much a few kilometres away.
- Size and layout. Living area in m², number of rooms and bedrooms, ceiling height and how efficiently the space is used.
- Condition, age and finish. Renovation status, year built, building style, energy rating and the standard of fittings — from basic to ultra-luxury.
- Floor, view and light. Penthouses, attics and top floors carry a premium; a lake, sea, mountain or panoramic view adds 10–50% in prime markets.
- Outdoor space and extras. Terrace, balcony, garden, parking, EV charging, storage, pool, gym, concierge and 24-hour security.
- Market segment. Luxury and trophy properties are priced against the top of their local market, not the average, following UBS, Wüest Partner and Knight Frank methodology.

What is the price per square metre?
The calculator uses median asking prices per m² for apartments and houses, updated regularly from national statistics, major property portals and valuation institutes. Figures for the main markets are shown on this page.
How do you value luxury apartments, penthouses and villas?
Prime property trades at a multiple of the local median, typically 1.7–2.5× for the top decile and more for trophy assets. The calculator follows the methodology used by UBS, Wüest Partner and Knight Frank: a market segment (upper, luxury, prime) is applied to the local median, then published premiums for penthouse, new build, lake or sea view, waterfront, terrace and concierge services.
What affects the value of a property?
