Preserving Historic Fabric

The property required meticulous intervention to stabilize its mid-19th-century structural elements while maintaining its architectural integrity. Original heart pine flooring, plaster moldings, and millwork were carefully catalogued, restored, and reintegrated into the floor plan. Where timber had suffered from moisture or age, salvaged materials from the same period were sourced to ensure historical continuity.

Externally, the striking teal paint finish was formulated to replicate historic pigment profiles while offering enhanced durability against the humid subtropical climate of the Lowcountry. Preservation architects prioritized reversible techniques, ensuring that future generations can maintain the building without compromising its fabric.

Structural and Energy Upgrades

Beneath the historic aesthetics, the building underwent a comprehensive overhaul of its core infrastructure. Outdated electrical and plumbing systems were entirely replaced with modern, concealed conduit networks capable of supporting high-load residential demands.

Energy performance was improved through the installation of discreet closed-cell spray foam insulation in the roof cavities and crawlspaces, paired with high-efficiency HVAC zoning. These measures significantly reduce thermal bridging without altering the exterior streetscape or interior plaster sightlines.

Layout Rationalisation and Light

The interior layout was reconfigured to eliminate cramped compartmentalisation typical of 1850s urban dwellings, creating open, light-filled living spaces. Strategic partition removals allowed southern light to penetrate deep into the central corridor.
