A PRIVATE ISLAND DESIGNER HOME IN BOCAS DEL TORO

This sexy modern home lounging over the turquoise Caribbean sea belongs in a glossy magazine! Truly one of a kind in Bocas del Toro, the design of this home pulls you out of the quirky Bocas Archipelago we all love, and plops you in the clean lines of a New York Penthouse. The juxtaposition of two worlds unite in this tropical masterpiece.

THE HOME

140 square meters ( 1500 square feet) of luxurious living space expands to more than double (3300 square feet ) when you include the 2 covered terraces perched over the clear waters of the home’s tranquil bay. Built on concrete stilts, the home boasts an open kitchen, living and dining space which absorb the views and coastal air through massive sliding glass doors which lead to the verandas. The home has 2 bedrooms each with their own ensuite bathroom, plus a third bathroom and laundry/storage room.

Built with sophisticated materials both imported and local, the results speak for themselves. The floors, terrace, pier and structural beams are all constructed out of Almendra – a beautiful hardwood, resistant to the harsh elements of tropical environments. The dining table is made of white marble imported from Greece, and the Kitchen and shower tile are ceramic imported from Italy. Beyond the functionality and durability of the materials used in the creation of this home, are thoughtful elements and furnishings that will stay for the lucky new owner. A Philiphs HUE light system lets you fine tune the light to fit the mood, a gorgeous Foscarini lamp hangs over the dining table casting beautiful shadows on the walls as it sways in the sea breeze, and Noti brand sofa was imported from Europe. Locally crafted elements within the home are custom designed coffee table and desk.

The pier leads from the majestic home to the island itself where the boathouse, caretaker’s quarters and bodega are located. The boat house comes with a boat and boat-lift, and the caretaker-house is 30×30 m. The 300 square foot bodega has 2 water tanks and the solar system, as well as tool storage. There is internet connectivity and mobile phone coverage is good and starlink internet is now available.

THE ISLAND

35 minutes from Isla Colon by boat, and only 15 minutes to the amazing Zapatillas Islands, the private island’s remote location ads to the exclusive feel. The island is 7000 sqft, and wrapped by a path and a staircase to the top of the island’s small hill. This path allows access to the variety of fruit trees that grow on the island. A huge Guava tree, a big Mango tree and many coconut palms as well as Papaya, Pineapples, Bananas, Advocado, and cacao, make the necessity to leave rare! The island is surrounded by a rock seawall and located inside the entry of a small protected bay. With few neighbors nearby the area is peaceful, but only 10 minutes by boat to the nearest local village – Loma Partida – where they sell basic food and fuel. The water around the house is crystal clear with corals on both sides. In front of the terrace, the water is about 6 ft deep—great for jumping from the terrace into the water into the sea, and skinny dipping in the mezmerizing light of the bioluminescence at night.

THE OFF GRID SYSTEMS

The off grid systems, the boat dock, the caretakers home, all located on the opposite side of the island from the home, to keep the technical aspects of living off grid out of site! The house is powered by a high-quality solar system (Outback system with 20 kw Lithium batteries). 2 large rainwater catchment tanks ensure you’ll never run out of water. A boat lift keeps your boat safe and clean. This means you can live 100% off-the grid.

Price context

This listing: EUR – Euro1,087/m² — 45% below the median of EUR – Euro1,975/m² across our 17 listings in this area.

EUR – Euro2EUR – Euro17,419

Reading a price below the area level: a lower per-m² price can be genuine value — larger units price lower per m², and motivated sellers exist — but check the usual reasons first: renovation needs, noise exposure (roads, rail, flight paths), unfavourable floor or orientation, leasehold/servitudes, and pending building-fund obligations in condominiums.

No map data found nearby for: public transport, water proximity, schools, daily amenities, parks & recreation — worth asking the agent about these.

Positioning within our own current listings in the same area — asking prices per m², not an appraisal or market valuation. Size mix, condition, and plot differ between properties.

Investment factors

What to look for when judging a property’s investment potential:

  • Public transport
Walkable rail or bus access consistently supports resale value and rentability.
  • Water proximity
Lake, river, or sea frontage and water views command lasting price premiums in most markets.
  • Schools
Nearby schools widen the tenant and buyer pool to families and stabilise long-term demand.
  • Daily amenities
Groceries within walking distance is a top liveability filter for both tenants and buyers.
  • Parks & recreation
Green space nearby improves quality of life and supports value in dense areas.
